The general scope of work was to provide MEP engineering and lighting design services for the “Office of the Future,” approximately 23,000 SF, located on the first floor of the UMUC Administration Building. CFR provided design for latest energy monitoring systems for all MEP systems. CFR also provided lighting design services and selection of lighting fixtures.
The lighting design goal for this project was to design a modern open collaborative office space that created a fun and adaptive environment for the ever-changing office space. The architectural and lighting intent was to create a very open office environment with a mix of cloud ceilings and no ceiling areas. Orderly random lines of light were created with varying lengths of pendant or recessed linear lights depending on the ceiling conditions. One major challenge was the fact that most of the space did not see daylight due to limited window exposure. To provide occupants with a sense of daylight, the back walls of all offices without windows were wall washed with a perimeter linear light fixture. To also bring the outside in, two garden walls and a garden “Picnic-Break” room were created in the interior of the office space. These garden areas were lit with a combination of white LED grow lamps as well as tunable LED white lights that were programmed to automatically match the color temperture of daylight that naturally takes place during the day.

The scope of work included MEP engineering design services for the renovation of approximately 123,000 SF of interior office, large and small conference rooms and classroom space for the Fairfax County School Board’s personnel. Renovations were completed on a total of five (5) floors. CFR also designed mechanical and electrical distribution systems to support the data center space.

CFR provided MEP design services for the renovation of 130,000 SF of space for DRS Technologies. This space included the renovation of a 60,000 SF office space, as well as a 17,000 SF engineering lab, production lines, loading docks and stock rooms. Design included HVAC, plumbing, electrical, fire protection and specialty systems to support high security and production tasks.

This project included the renovation of approximately 3,400 SF of space to be designed to consolidate four (4) different support branches of NIH; Office of Hospital Physical Environment (OPHE), Clinical Center (CC), Joint Commission Engineering Team (JCET), and Recreation and Welfare Association (R&W). The space was renovated into multiple open office areas, six (6) private offices, a copy/print room, a kitchenette, an entry/reception area, and a large conference room.

MEP design services for a 48,800 SF tenant fit-out of class A office space consisting of the entire 10th floor of the building. The scope of work included multiple tele-presence rooms, a convenience stair connection to the 9th floor, and the corporate boardroom designed to be occupied at all times regardless of base building services. HVAC design included a complete replacement and upgrade of all terminal units and an upgrade of the entire floors controls to full DDC integrated into the landlords Building Automation System. Additionally supplemental water cooled VRF heat pumps were provided for board rooms, conference rooms, tele-presence rooms, and IT rooms.

The Natcher Building (45), completed in 1994, operates as the NIH Visitor Center and Nobel Laureate Exhibit Hall. It is a high profile Conference Center housing office space for over 600 extramural staff scientists, a 1,000 seat auditorium, state-of the-art multi-use conference center with nine (9) individual conference rooms and a 300 seat cafeteria. The center welcomes over 300,000 patrons per year hosting events such as meetings, workshops, multi-day conferences, exhibitions, scientific counselor sessions, broadcasted and interactive teleconferences, and multi-language, simultaneous interpretation meetings. This project included A/E design for the renovation of 3,500 SF of an existing dining/cafeteria space to accommodate two (2) new additional training classroom suites, 1,000 SF each, as well as support areas and an office suite.

The scope of work included modifying the mechanical, electrical, lighting, and fire protection for the renovation of the existing elevator lobby and corridors.
